Outer Banks Market Update February 2025

Market Quick Facts

The Outer Banks real estate market saw notable activity in January and early February, with new listings rising to 267 and properties under contract and sold also seeing an uptick. As of now, there are 1,121 residential homes for sale—significantly more than at this time last year. While inventory is up, the number of days properties are spending on the market has also increased. Some of this is seasonal, but it also reflects a shift in buyer behavior. The frenzy that characterized the COVID-era housing boom has subsided, influenced by interest rates and possibly broader changes in government policies, particularly those impacting the Northern Virginia area—a key market for both buyers and rental guests in the Outer Banks. With uncertainties about the market’s direction in the coming months, potential buyers and renters may be more cautious in making decisions.

Grape-Roasted Brussels Sprouts and Sausage

Did you know that celebrity chef Vivian Howard is opening up a restaurant HERE on the Outer Banks this summer? Yes! We are HUGE fans here at The Spencer Team. So, in honor of the new place, we are featuring one of her best winter month recipes (in our opinion, there are hundreds of best Vivian recipes). More about the restaurant to follow in upcoming newsletters!

Ingredients

* 2 cups muscadines, halved and seeded

* 2 cups Brussels sprouts, trimmed
and halved

* 8 ounces of your favorite link sausage,
cut into ½-inch rounds (about 1 cup)

* 2 tablespoons extra-virgin olive oil

* 1¼ teaspoons salt, divided

* 15 turns of the pepper mill or scant
½ teaspoon black pepper

* 3 tablespoons smooth Dijon mustard

* 2 tablespoons lemon juice.

PREPARATION

Preheat your oven to 425°F. Toss together the muscadines, Brussels sprouts, sausage, olive oil, 1 teaspoon salt, and pepper. Spread the mixture out on a large baking sheet in a single layer. Do not crowd the pan. Slide the baking sheet onto the middle rack of your oven and roast for 25 minutes.

As it roasts, whisk together the remaining ¼ teaspoon salt, the Dijon, and the lemon juice. As soon as you take the grapes out of the oven, slide a metal spatula underneath it all, and scrape up any caramelization that’s accumulated on the pan. You want that sugary stuff to be a part of the final dish, not a part of your roasting pan. Serve warm drizzled with the Dijon dressing.

Amber helped us sell our home in Frisco. She did a great job marketing the home and helping us through the sell process. - JC Simonsen

Brad was wonderful to work with as we navigated the differences of buying in NC while we resided in VA. He answered all of our questions and was available for FaceTime showings. We trusted his expertise so much that we put in an offer on our new house without ever stepping on the property until we did our final walk through! He has lots of connections and was able to coordinate all the inspections/appraisals on our behalf. He has also made it clear he is here for us a resource even after closing since we are new to the area. Would highly recommend! – R Newton

I highly recommend working with Kim, Sarah, and the team. They were responsive, helpful, and supportive throughout the home buying process. As out of town buyers, we really relied on them. They are with you throughout the home search, the closing process, and even beyond! We look forward to working with them again in the future! -M DeLaCruz
